MIPIM Horizons: how to invest successfully in Latin America?
Exclusive interview:
Mr. José Peixoto Accyoli, Executive Director, ADIT (Brazil) Four months before the first edition of MIPIM Horizons, the world’s property market dedicated to fast-growing regions, the leading Brazilian property association ADIT Nordeste has confirmed its participation along with 95 other companies drawn from 24 countries. MIPIM Horizons will take place 2-4 December 2008 in the prestigious ‘Palais des Festivals’ in Cannes, France. MIPIM Horizons expects to welcome over 3,000 real estate executives, including 500 international investors, among which a significant delegation of renowned Latin and South American property companies, such as De Yturbe Arquitectos (Mexico), Nicaragua Developments (Nicaragua), IN-VI and ADIT Nordeste (Brazil). MIPIM Horizons will offer far more than just a meeting place for developers and investors. The gold-standard conference programme includes 150 sessions, from keynote addresses featuring renowned speakers, workshops, geographical, financial and legal focuses, to a closed-door ‘Leadership Summit.’ Four conferences on Latin American regions will enable international investors to familiarise themselves with the specific features of these markets and show them how to prospect these territories. First, two conferences scheduled on Tuesday, 2 December, will focus on Brazil – ‘Brazil, the next playground of the world’ from 4.00 to 5.00 pm, and ‘Investing in real estate in Brazil’ from 5.15 to 6.15 pm. On Wednesday, 3 December, a conference planned from 5.15 pm to 6.15 pm will analyse the Mexican market situation and on Thursday, 4 December, a speaker panel will discuss the Argentinean property market outlook from 9.30 to 10.30 am. The enthusiasm expressed by Latin American companies for MIPIM Horizons, a market particularly dedicated to residential and tourism real estate, reflects the prosperous property situation in these countries, and especially in Brazil, as the country holds a privileged position in the world’s real estate market, with high prospects of growth. For the Brazilian Northeast alone, predictions estimate foreign investment to reach R$ 20 billion (€ 8,055 billion) within the next ten years. Since 2005, Brazil has been experiencing stability and economic growth, inflation is under control and nominal interest rates are falling, thus allowing higher and better financing. According to the Associação Brasileira de Entidades de Créditos Imobiliários e de Poupança (ABECIP, data from the Banco Central), the amount of real estate financing has increased 75.9% from January to May over the same period in 2007, and surpassed the total figure reached in 2006 by 4.3% (R$ 9,340 billion – € 3,777 billion.) Additionally, foreign investors are showing more and more interest in Brazil. Portuguese and Spanish investment alone has reached € 1,366 billion. There are also ventures with French, English and Scandinavian capital. Latin America, particularly Brazil, is undergoing a time of industrial acceleration, particularly in the segment of civil construction companies. The Investment Grade recently won by Brazil and the newly approved Nova Lei do Turismo, a law increasing the opportunity for company managers to receive public financing for the improvement of facilities, professional qualification and new investments, should favor this market even more.

Exclusive interview: Mr. José Peixoto Accyoli, Executive Director ADIT Nordeste, Brazil What are the reasons that have motivated your participation at MIPIM Horizons? MIPIM Horizons, as it is related to MIPIM, the world’s property market, benefits from a strong “brand” reputation. Today it is very important to be present in an event of this type in order to be in touch with major professionals of the global real estate market. In participating in MIPIM Horizons, our main ambition is to highlight the potential of Northeast Brazil and to show the actions that ADIT is taking to encourage the growth of real estate and tourism sectors in the country. I believe that MIPIM Horizons is a unique opportunity for foreign investors to learn more about Brazil; and for us the event also appears as a great opportunity to seek new information on the real estate sector and to establish partnerships with foreign entrepreneurs wishing to invest in our region. What are the main goals you want to achieve in the trade fair? Our mission, to start with, is to promote the Brazilian Northeast on a global scale as a tourist destination, besides tightening relationships with important investors and showing them that it is safe to invest in Brazil. Promoting Nordeste Invest is also one of our aims when participating in this event. We want to show the strengths and opportunities of our region and put forward the efforts conducted by ADIT in consolidating the Brazilian Northeast as a worldwide tourist and foreign investment destination. Why is Latin America – and Brazil in particular – a good place to invest? Globally speaking, there are several reasons that make Latin America a good place to invest, such as the current exchange rate that makes tourism and real estate investments more easily accessible than in many other fancy destinations, and the natural beauty of the region. Brazil offers many particular advantages for foreign investment. It is the eighth-largest economy in the world in terms of Gross Domestic Product; according to the World Trade Organization, Brazil occupies position 23 in the global ranking of the world’s major exporting countries, with US$ 161 billion (€ 102,5 billion) sold in products and services (data April 2008.) It has a consolidated democratic political regime, a stable currency, the greatest biodiversity of the planet with 3.6 million sqare km of Amazon Rain Forest, regular commerce with more than a hundred countries and is one of the few countries of the world to be self-sufficient in oil. Each year, Brazil welcomes more than 6 million foreigners. All these factors make Latin America and Brazil in particular an ideal place for foreign investments.
